What a seasonal visit actually involves

We spend our time on the parts that fail first in a coastal climate. That means washing the outdoor coil, checking the condensate drain and pan for clogs and standing water, testing capacitors and contactors, reading temperature split across the indoor coil, and looking at the electrical connections for heat damage or corrosion. Then we test the thermostat against what the equipment is doing. If we find something worn, we tell you what it is and what happens if it stays as it is.

What we check and what we replace on the spot

Filters, drain line clearing and minor cleaning are part of the visit. Beyond that, we check refrigerant performance, blower wheel condition, fan motor amp draw, disconnect and breaker condition, and duct connections at the air handler. On the heating side we verify the strips or burners actually cycle and shut down properly. Worn contactors and swollen capacitors get flagged and replaced with your approval, because those are the two parts that strand people on a hot afternoon.

How we decide a maintenance visit is the right call

If your system is cooling and you are simply overdue, maintenance is the right call. If it is short cycling, tripping the breaker, blowing warm air or leaking water at the air handler, that is an air conditioning repair visit instead and we will treat it that way. Salt air corrodes coils and contacts faster than most homeowners expect, and constant runtime wears bearings and capacitors. Two visits a year catches both patterns before they turn into a no-cool call.

How often should we come out?

Twice a year suits most Florida homes. One visit before the heavy cooling season and one before the cooler months, so the heat side gets tested before you need it. Older coastal properties often benefit from the second visit most.

Will maintenance stop breakdowns?

It will not stop everything, but it catches the common causes early. Weak capacitors, pitted contactors, clogged drains and dirty coils are what we find most, and all four are cheaper to handle before they fail.

Do I need to be home for the visit?

Someone should be there so we can access the thermostat, indoor unit and outdoor unit, and so we can walk you through anything we find. The visit usually takes about an hour per system.
