What a leaky duct diagnosis involves
We start at the air handler and work outward, checking the plenum connections, the takeoffs, every joint and each boot where a duct meets the ceiling or floor. In attics we look for separated collars, crushed flex, torn insulation and tape that has given up in the heat. We measure supply temperatures and airflow at the registers so we can compare rooms rather than guess. When leakage is suspected but hidden, we pressure test the system and locate the loss instead of replacing good duct.
What we check and what we repair
Common findings in your area are disconnected flex runs lying in insulation, mastic that has cracked around a plenum, and return leaks pulling hot attic air straight into the system. Coastal humidity and salt air also corrode metal collars and hangers, so we inspect fasteners and sheet metal for rust. Repairs range from resealing joints with mastic and mesh to replacing sagging flex with properly supported runs. We also check that the duct sizing matches the equipment, because undersized returns create the same symptoms as leaks.
How we decide a duct diagnosis is the right call
If your equipment is cooling well at the air handler but rooms stay warm, the problem is usually distribution rather than the AC itself. Long runtimes, dusty registers, uneven temperatures floor to floor and high humidity indoors all point at the duct system. We rule out simpler causes first, including a clogged filter, closed vents and a thermostat calling incorrectly. If those check out and the numbers still do not add up, we test the ducts before anyone talks about air conditioning repair or replacement parts.

How do I know if my ducts are leaking or my AC is failing?
If the air at the supply nearest the air handler is cold but distant rooms stay warm, leakage is likely. If air is warm everywhere, the problem is more often the equipment. We test both.
Can leaky ducts make my house humid?
Yes. Return leaks pull hot, damp attic air into the system, so the AC spends its capacity drying that air instead of your rooms. Sealing the returns usually improves indoor humidity noticeably.
Does salt air really damage ductwork?
It affects the metal parts more than the flex. We see corroded collars, rusted hangers and failed fasteners on older coastal properties, which lets joints separate over time and start leaking conditioned air.
How it works
- Step 1
Tell us the symptom
Call or fill in the quote form with what you hear, smell or feel. Warm air, ice on the lineset, a humming outdoor unit. That detail helps us load the right parts before we drive out.
- Step 2
We diagnose on site
We check the thermostat, the air handler, the condenser and the electrical side, then measure what the system is actually doing. You get a plain explanation of the fault and the repair options before we start.
- Step 3
We repair and verify
Once the repair is done we run the system and confirm temperature split, drainage and airflow at the vents. If a part is on order, we tell you the timeline instead of leaving you guessing.

Why homeowners call us
- We plan for salt airCoastal humidity and salt eat coils, contactors and cabinet screws. We look for corrosion during every visit and treat it as part of the diagnosis, not an afterthought, so a repaired system does not fail again in the same spot.
- Built for constant runtimeFlorida systems run most of the year, so bearings, capacitors and drain lines wear faster than the manual suggests. We size repairs around that reality and point out the components likely to be next in line.
- Old houses and new onesIsland properties often hide ductwork in tight, damp spaces, while tract homes tend to have short, undersized returns. We have worked both and adjust the approach rather than forcing one standard fix.
- Clear talk, no upsell theatreWe tell you what failed, what it takes to fix it, and whether repair or replacement makes more sense for the age of the equipment. If a repair will hold, we say so and get on with it.

- Straight answersWhen a replacement beats a repair, we tell you, sometimes before we roll a truck.
