What the job actually involves
We start by opening the air handler and a few vents to see what is in there, because not every dusty register means dirty ducts. If cleaning is warranted, we seal the system, run negative pressure on the trunk line and work each branch with brushes and vacuum, then clean the return, the blower compartment and the coil face. Registers and grilles come off and get washed. We close up, replace the filter and run the system to confirm airflow at every room before we leave.
What we check while we are in the ducts
Open ductwork tells us a lot. We look for crushed or disconnected flex runs, insulation that has fallen away from the sheet metal, and sections where humid attic air is condensing inside the jacket. We check the drain pan and the coil, since a wet pan feeds the mildew smell people blame on ducts. We note rust at the plenum and cabinet, which is common on coastal homes across the region, and we flag any leaking joints that pull attic dust into the supply air.
How we decide cleaning is the right call
We recommend duct cleaning when there is something in the ducts worth removing. Visible debris, rodent evidence, drywall dust after remodeling, or mildew on the interior surfaces all qualify. If the ducts are reasonably clean and the problem is a dirty coil, a failed filter fit or a return pulling unconditioned attic air, we say so and fix that instead. Cleaning ducts that are already clean does nothing for your air or your electric bill, and we will not sell you that.
