What Duct Sealing Actually Involves

We open access points, follow the duct runs through attics and crawl spaces, and seal the joints, boots and plenum connections where air is escaping. That usually means mastic and mesh on hard connections, proper mechanical fastening where a joint has pulled apart, and new insulation over any section we disturb. Cloth tape that has dried out and let go gets removed rather than covered. On older island properties we often find flex duct crushed or slit, and that section gets replaced instead of patched.

What We Check Before We Seal Anything

We start at the air handler and work outward, because the biggest losses are usually at the plenum and the first few feet. We check return leaks pulling hot attic air into the system, disconnected boots above ceilings, collapsed flex, and supply runs crushed under storage. We look at register temperatures room by room to find the starved branches. We also check the coil and drain area, since corrosion near the cabinet often points to humid air being drawn in through gaps.

Sealing makes sense when the ducts are structurally sound and the leaks are at connections, which is most homes. If the flex is brittle, mouse chewed, or the insulation is soaked and matted, sealing only buys a short reprieve and we will say so.
